Tenancy Application Holding Deposit

Once you have decided that a property is right for you and you wish to proceed with an application you will be asked to provide a holding deposit to reserve a property.

The cost of this will be no more than one week’s rent and is refundable to you at the start of the tenancy (assuming all the information you have provided to us is correct).

It is very important that you provide us with accurate information for the application as we are unable to return a holding deposit if you have provided false or misleading information which reasonably affects the Landlord's decision to let the property to you (i.e. calls into question your suitability as a tenant, this can include your behaviour in providing the false or misleading information); we are also unable to proceed with an application and refund your holding deposit to you if you fail a right to rent check, or you withdraw from the proposed agreement (decide not to proceed with the let) or you fail to take all reasonable steps to enter an agreement (i.e. responding to reasonable requests for information required to progress the agreement).

For Referencing, we use the UK's largest Referencing Provider, Homelet and you will need to satisfy their referencing requirements in order for us to be able to proceed with the application.

Unfortunately we are not able to accept referencing or credit checks from other organisations for applications as we provide a rent recovery service for our Landlords which precludes us from using alternative referencing.

On satisfactory completion of the Homelet referencing we will draft paperwork for the tenancy which will be shared with you for your review and approval.

We understand that moving can be stressful and the paperwork can sometimes be confusing and long winded, but we are here to help, so please feel free to ask any questions and remember we are here to assist you.

All assured shorthold tenancy deposits are regulated under the MyDeposits scheme - a government-authorised tenancy deposit protection scheme, offering you complete protection.

We are also proud to be a SAFEAgent giving you peace of mind that we are part of an accredited Client Money Protection Scheme.

We are a proud member of the industry's leading redress scheme The Property Ombudsman.
