As part of our referencing service, all tenants are rigorously screened by the independent Homelet scheme - the UK's largest supplier of referencing and specialist insurance to the lettings industry. In addition, we also operate within an extensive network of companies and relocation agents who source properties for expatriates.  

We offer a highly competitive pricing structure, including a free rent-guarantee warranty, subject to acceptable referencing. All deposits are insured and we hold substantial Professional Indemnity insurance. We also operate transparent and fair terms of business. We take our professional responsibility seriously and are fully compliant in all regulatory areas and have membership of the National Association of Letting Agents (NALS)and Property Ombudsman schemes. We are a member of MyDeposits and also an accredited Safe Agent.

We offer accompanied viewings on all properties and provide concise and timely feedback.

We provide written and digital inventories for each letting.

We monitor each tenancy to ensure that relevant notices are served using the correct forms enabling secure end-of-tenancy property possession and peace-of-mind.  

We have a team of reliable and dedicated contractors, all experts in their own fields. We will visit your property regularly for inspections to ensure it is in optimum condition, and we will even look after your home if it is unoccupied. We provide regular updates and will also take care of everything from the tenant's deposit scheme and contracts to safety and legislative issues such as gas, electricity and fire regulations.

Landlord Fees

LetEmma provides a Let Only or a Fully Managed service. The costs for which are outlined below:

Letting Only

Arrangement fee equal of 1 month’s rent for arranging the tenancy (this includes finding the tenant, serving of notices, preparation of lease & the taking of references) for the period.

Fully Managed

Arrangement fee equal to 50% of one months rent for arranging the tenancy (this includes finding the tenant, serving of notices, preparation of lease & the taking of references) for the initial period.

Management fee of 10% of the rent received each and every month of the whole of the tenancy for the Management of the property throughout the tenancy. This includes rent collection, bill payments and the day to day management of the property.

Fees are based on an Assured Short-hold Tenancy Agreement only (i.e. 6-12 month lets) and include the cost of the provision of Rent Guarantee Insurance for the initial period. The insurance will be supplied by Homelet or any other provider chosen by LetEmma and is conditional upon any applicant being successfully processed through the reference procedure by the provider. Premiums relevant to extensions of current tenancies or to new tenancies subsequent to existing tenancies will be the responsibility of, and at the discretion of, the landlord.


An inventory fee is also applicable and will range in cost depending on the size of the property and whether the property is furnished and will be quoted individually. Inventories are conducted through an independent inventory clerk.

Renewal Fees

Renewal Fees apply at £250.00 for the production of new leases in connection with tenancy extensions involving additional fixed terms to existing tenancies. There is no charge for tenancy extensions involving the conversion of existing tenancies to periodic tenancies.
